New listings are coming to the market faster than new buyers are, so right now there are LOTS of options for every buyer!
As of March 2024, there were 6,372 homes for sale in the Denver metro area. In March 2025, there were 9,492--a 49% increase year-over-year. Meanwhile, the number of homes sold actually declined by 1% year-over-year. So, homeowners who had been holding off on considering making a move for fear of not being able to find a replacement home definitely don't need to worry about finding a suitable home in this market!
While single family homes and attached homes are both abundant, condos, in particular, are in high supply. It is common for there to be dozens of condos on the market within a half mile radius of any given condo that is listed for sale.
Even though the market has shifted in favor of buyers across all property types, every now and then homes for sale are getting multiple offers. But, for the most part, sellers should be prepared for their property to be on the market for weeks to months.
