Quarterly Reality Check

On a year-over-year basis, the average sale price was essentially unchanged from Q1 2025 to Q1 2026 (0.04%), while the median sale price dipped 1.6%. The luxury market appears to be holding up well, with properties $2.4M+ seeing a 9% increase in the average sale price from Q1 2025 to Q1 2026--but this market is performing very differently depending on price point, neighborhood, property type, and property condition.

Client Scenario of the Month: Why “Re-list It” Isn’t Always Our Advice

A prospective client reached out about re-listing a condo that had recently expired after sitting on the market for months. After pulling the closest comps, we noticed a stark pattern: dozens of similar units had hit the market in recent months, and only a handful had actually sold. Instead of pushing to get the listing, we walked through the data and the options, including renting and waiting for a better window. A few weeks later, the same prospective client came back to discuss selling a single family home in a neighborhood where homes are moving, a reminder that this market is hyper-segmented and strategy has to match the micro-market. Denver Metro Area: Market Report

March of 2026 brought a notable month-over-month uptick in showing activity, with the quantity of new listings, showings per listing, closed transactions, and sale prices all up month-over-month, and days on market declining by 19%.

On a year-over-year basis, the first quarter of 2026 was slower than last year, and, with multiple holidays and spring break coinciding this past week, the start of April this year was also (expectedly) slow. That being said, we anticipate the coming weeks will be much busier--particularly with the good weather in the forecast!

April Fun Fact: With the Rockies' season now underway at Coors Field, there’s a measurable difference in how the game is played in Denver. Coors Field is famous for being a "hitter's park" because the thin air at 5,280 feet allows baseballs to travel about 9% further than at sea level.  To counter this, the Rockies became the first MLB team to install a humidor in 2002. By keeping the baseballs at a specific humidity (around 50%), the balls became slightly heavier and less "springy," preventing the absurdly high-scoring games of the late 90s.
