Somehow it’s already February, and the year is moving quickly! Our team has been hard at work over the past month; we've brought some great listings to market, helped our buyer clients find their perfect home with more favorable terms than ever, and connected those leaving Colorado with some of our incredible Compass colleagues across the country. 

The Month at a Glance

What We’re Seeing on the Ground: We’re seeing more homes come back to the market after being pulled last year. We’ve also noticed a substantial uptick in the number of sellers reaching out to us who purchased in 2022–2023 and want clarity around pricing and timing. 

One Number That Matters: 6,309 - the difference between the number of active listings and the number of homes sold in January this year. 

One Question We Keep Getting: “When should I list my home for sale?” In this market, the answer depends more on your home and goals than anything else. There’s no one-size-fits-all answer, but there is a smart strategy for each situation. Denver Metro Area: Market Report

If you've been reading these newsletters since we started writing them, you've noticed that the theme of the market updates we've provided has shifted over time.  In the lead-up to and during the pandemic, we told you about how homes were appreciating 8-10% YOY, and properties were often selling in one weekend after receiving multiple offers. There weren't nearly enough homes for sale given the buyer demand, and it was a very challenging time for buyers to be able to lock in home purchases.  

Now, the tides have turned, and the number of options per buyer is higher than it has been in over a decade. We've been getting phone calls and emails multiple times per week from sellers who bought in 2022 and 2023 who are considering selling, and often the prices of the nearby comparable homes is not far above (and in many cases below) what the sellers bought their homes for. There are lots of deals out there (and it has been interesting to see how many would-be buyers have no idea just how favorable the conditions are right now).
