As we reach the midpoint of 2026, I wanted to share a quick update on how our neighborhood real estate market has performed through the first half of the year.

Compared to the first half of 2025, the market across Country Club, Cheesman Park, Congress Park, and Cherry Creek has remained remarkably resilient. Through the first six months of the year, total sales volume increased by 12.7%, the number of homes sold rose by 11.1%, and pending listings increased by 25.6%. At the same time, new listings declined by 7.2%, creating a healthier balance between supply and demand than we experienced last year.
As always, though, market performance continues to vary depending on price point, neighborhood, and property condition. While many well-prepared and strategically priced homes are attracting strong buyer interest, others are taking longer to sell. In today’s market, thoughtful pricing, strategic marketing, and experienced representation remain more important than ever.
Our team continues to deliver exceptional results for our clients, even in a market where outcomes vary dramatically from one property to the next. In Q2, our listings at 535 Garfield Street in Cherry Creek, 1232 Clayton Street in Congress Park, and 477 N High Street in Country Club sold in an average of just 6.7 days, compared to the area’s average of 32 days. Together, these homes achieved an average sale price of more than $2,150,000, nearly 29% higher than the average sale price in our neighborhoods during the quarter, and an average price per square foot that was 18.2% higher.
