As we reach the midpoint of 2026, we wanted to share a quick update on how the Denver metro area real estate market has performed through the first half of the year.

The Denver metro area real estate market overall was relatively steady through the first half of 2026, though different property types, neighborhoods, and price points performed notably differently over the first six months of the year. Across all property types, the average sale price increased slightly to $713,915. In spite of this nominal increase, the number of homes sold was down 1.3%, and homes took a little longer to sell, with average days on market increasing from 42 to 45. Q2 slightly outperformed Q1, with the average sale price increasing 1.2% to $731,482. New listings were down 7.9%, but pending listings increased 1.1%.
Detached single family homes continued to outperform condos and townhomes. In H1, the number of detached homes sold increased by 1.2%, pending listings increased by 3.0%, and average showings increased by 7.2%. Condos and townhomes had a more challenging first half of the year, with condo median prices down 3.0% in H1 and townhome median prices down 1.5%. Both property types also took longer to sell and generated fewer showings than they did a year ago.1
