The Wall Street Journal published a story yesterday about the housing market that featured our clients and friends Kaitlin Skilken and Matthew Adler, whose story experiencing the competitive conditions this spring and slower conditions this fall was representative of the local and national housing market trends. It also included brief context from David Schlichter describing how there are a lot more buyers and sellers like Kaitlin and Matt who can only defer for so long before a move needs to happen.
Many people don't realize that the national housing market hasn't been this slow since 1995 (a time when there were a lot less people in the US!). Many people also don't realize that the market is likely to pick up substantially for sellers and buyers in 2025 and 2026--with interest rates expected to fall and many homeowners and prospective buyers having deferred purchases/sales for years in spite of major life events who simply can't defer any longer. That's why right now is a rare moment of opportunity for buyers who can afford to make a purchase before things get competitive again.
