What a great time it is to be a buyer in Denver! With the market having 49.2% more homes for sale now compared to the same time last year and 2.7% less homes actually selling, there are lots of great options out there from which buyers can choose.
Even though the market has slowed down overall, we're still finding success navigating this market, and deals are still happening! We have 5 clients who have closed or will close on their transactions in the first 9 days of June.
At the same time, showing activity is well below where we'd like it to be. While most agents simply put their listings in the MLS, cross their fingers and hope for the best, we are staying on offense to market our listings aggressively. We've undertaken a major effort to make direct phone calls to every agent with a client for whom listings of ours are a match to encourage showings. We're sending out emails, text messages, and direct mail to generate interest in spite of the slower market. And we're investing in paid ads to promote our listings where buyers agent agents will see them.
While we can't control market conditions, we can control our effort--and we will continue to work incredibly hard on behalf of our clients to help each of you achieve your real estate goals!

Denver is continuing to see expanding inventory. The number of homes coming to the market is outpacing the number of buyers that are coming to buy them. This is continuing to put upward pressure on days on market, downward pressure on showings, and downward pressure on prices. In the coming months, we expect to see prices fall, even though on a month-over-month basis, this month the data shows a slight improvement in sale prices.
