Denver Metro Area Real Estate Market Update

Even though the weather is getting hotter, the real estate market has cooled down in many ways on a year-over-year basis, with showing traffic down very notably, days on market up, fewer listings coming to market, and fewer listings closing.
These market conditions are creating fantastic opportunities for our buyer clients! There are lots of great homes on the market, some of which are hiding in plain sight (see below for some featured listings!). Buyers: we mean it when we say that this really is a great time to purchase a home, and that is because the number of homes for sale per buyer looking is higher than it has been in a very long time.
Sellers need to be prepared to be patient with this slower market--but that isn’t stopping our team from staying on offense, going the extra mile on behalf of our clients, and delivering results. This week, we made hundreds of phone calls to encourage agents to show our listings, and we’re running lots of targeted paid ads to promote them. So far this year, we’ve already generated more than 2.5 million views on the ads we’ve run, and we’ve closed or put under contract 44 homes in 2026.
