One Number That Matters: 36.6%. The number of closed sales jumped 36.6% from January, indicating more buyers are stepping back into the market, which we typically see this time of year as activity builds heading into spring.

Denver Metro Area: Market Report

As is common for this time of year, February’s market showed a meaningful month-over-month pickup in momentum across almost every metric. Most notably, the number of homes sold increased by 36.6% compared to January, and pending listings jumped by 29.4%. Average days on market fell by 19.4% month-over-month, and prices edged up slightly from January, though they were down 3.5% year-over-year. 

Every year since 2022, the gap between the number of sellers selling and the number of buyers buying has gotten wider. Conditions haven't been this favorable for buyers in over a decade. Still, things can vary a lot based upon your neighborhood, property type, and price point. Some pockets of the market are much hotter than others, and our award-winning team can help you devise a strategy that will ensure that your goals are achieved when navigating these complex market conditions. March Fun Fact: We loved watching the 2026 Winter Olympics, and this year marked 50 years since the Olympics were supposed to happen here! The International Olympic Committee awarded Denver the 1976 Winter Olympics in 1970. However, on November 7, 1972, nearly 60% of Colorado voters approved a ballot measure opposing the use of public funds for the Olympics, making Denver the only city to ever back out of hosting the games...
