If you have been holding off on searching for a replacement home because there weren't a lot of homes for sale, good news: that problem has been solved.  The challenge with our current market is now the opposite: we need more buyers--and our metro area hasn't had this problem in about a decade and a half.

Denver Metro Area: Market Report

The most notable feature of the Denver housing market is how rapidly inventory is coming to the market relative to how slowly new buyers are coming to the market.  There were 52.3% more active listings in April of 2025 than there were in April of 2024, yet there were only 2% more homes that sold in April of 2025 compared to April of 2024.  What this translates to is upward pressure on days on market (up 20.7% YOY), reduced showing activity (down 22.7% YOY), and downward pressure on prices (down 1.6% YOY).
