This is the time of year when the market tends to slow down and showings per listing, the total number of active listings, average sale prices, and the quantity of total sales all tend to decline between now and the new year. This is typically a great time to be a buyer, accordingly, as you usually have less competition and can often get a property for below the asking price with taken care of during the inspection negotiations than in the spring and summer months. Having said that, with interest rates dropping and the stock market at/near record highs, the housing market actually picked up a bit of steam in the last 30 days with month-over-month increases in average sale prices and showings per listing, and a slight decline in average days on market.
We are staying on offense on behalf of all of our seller and buyer clients to ensure that no matter what market conditions arise, we are doing everything we can to achieve our client's goals. We're running paid ads to promote our listings, sending out email blasts, and personally calling every single agent with a client for whom our listings are a match to encourage them to show our listings. This level of effort is likely why our team generated more than 4x the amount of showings per listing that the average agent did last year.
