You will have a period of time to conduct inspections of the property, which vary on each transaction but usually include a general inspection and sewer scope, radon test, structural inspection, and/or roof inspection, as needed. While homes are sold as-is by default in Colorado, if items of concern are discovered during this timeframe, you will have the opportunity to request that the seller make repairs, reduce the purchase price, and/or provide a credit toward your closing costs. If no satisfactory inspection resolution can be reached, you can terminate the transaction and have your earnest money deposit returned to you.
